Please note following the TRC meeting, a revised preliminary plan addressing each of the below items must be resubmitted prior to receiving preliminary plan approval. NHC Planning, W. E. Biddle 910-798-7068 1. General Comments – a. The scope of work is listed as ‘warehousing.’ Please detail if there will be associated outdoor storage. b. Please address the disparity between the total square footage detailed on the application, 13,490 sf, and the square footage detailed under Required Parking: (WAREHOUSING) listed at 12,130 sf. c. Please detail the existing total and the percentage increase of impervious ground cover proposed. 2. UDO Section 5.1 Parking and Loading a. Parking for warehousing is prescribed 1.5 units per 1,000 square feet. At a total of 13,490 sf, the required parking will need to be 19.5 spaces, rounded to 19 vs the 18 spaces detailed on the site plan. b. Please detail the parking space dimensions. 3. UDO Section 5.3 Tree Retention a. The proposed expansion does not appear to require the removal of any trees. If trees are to be removed, a tree removal permit will need to be submitted prior to TRC approval. 5. UDO Section 5.4 Landscaping and Buffering a. Per comment 1.c, please detail the amount of increased impervious ground cover that is being proposed. b. UDO Table 5.4.1: Landscaping Upgrade Standards details the landscaping requirements for specific amounts of impervious ground cover expansion. c. Please provide a landscape plan that meets the specific requirements established in the UDO Section 5.4.2 General Standards. 6. UDO Section 5.5 Exterior Lighting a. Please detail if there is to be any expansion or alteration of the lighted outdoor area. b. Please note that except for street lighting, all exterior lighting and indoor lighting visible from outside shall be designed and located so that the maximum illumination measured in foot candles at ground level at a lot line shall not exceed the standards in Table 5.5.4.B: Maximum Illumination Levels. c. The height of exterior light fixtures shall not exceed 25 feet. 7. UDO Section 5.6 Signs a. Please note that all signs are subject to Section 5.6 of the UDO. b. Please submit for sign permits prior to installation. 8. UDO Section 5.7 Conservation Resources a. The FDC shall be placed within reach of a fire truck on the side of the road opposite the fire hydrant dedicated to this project. Agreed upon 150 feet. b. Follow all sections of the TRC comments sent to the developer and follow Chapter 36 of the fire code Titled MARINAS 3. c. See attached. NHC Engineering, Galen Jamison 910-798-7072 1. There appears to be an increase impervious area for the new ABC stone placed in the NW corner of the site and expansion of the driveway. Should this increase result in an additional 10,000 SF of impervious area, a stormwater permit. Please provide documentation using historical aerial photos to delineate the increase in impervious surfaces. 2. Should a county stormwater permit be required, the project is encouraged to use the City/County LID Manual to the maximum extent possible. Should the LID manual be met, the storm attenuation requirements of the County could be waived. 3. The total limits of disturbance line doesn’t appear to capture the entire entrance improvements, concrete replacement in the ROW, nor the grading and ABC stone placed to the NW. It is assumed the entire disturbance will exceed 1 acre, thereby requiring a land disturbing permit. Please submit the permit applications documentation with requisite review fees for County issued permit directly to gjamison@nhcgov.com.
