OAK RIDGE RESIDENTIAL PLAN REVIEW
1. A NCDOT driveway permit will be required.
2. The proposed street network does not meet the minimum street connectivity requirements
for NHC SDO.
3. If the site has the ability to connect to the property to the north, then provide stub streets to
the Lipscomb Road Development.
4. Please provide a proposed driveway location with driveway access to Lot# 36. Access to
the lot appears to be blocked by the Lift Station Lot.
5. Provide dimensions for the street corner radius. A minimum R25 is required by NHC.
6. The proposed wheel chair ramps connections, which cross Oaky Wilds Trail and Scarlett
Sprig Lane, do not have a receiving ramp on the opposite side of the sidewalk.
7. The wheel chair ramps on Leafy Canopy Way are not located at the street corner,
therefore, pedestrian crossing signs and a possible marked crosswalk, should be installed
to alert turning vehicles to these crossing locations.
8. Show pedestrian access from the vehicle turnaround on Scarlett Sprig Lane to the active
recreation areas.
9. Provide the location of proposed street trees, street lights, and regulatory signs.
10. Provide a detail for Teddy Rd and Blue Clay Rd connection with ingress & egress lanes.
11. The project is located on an approved Greenway for the Wilmington/NHC Comprehensive
Greenway Plan. Please show a future 10' Multi -use Trail along the property frontage of
River Road.
12. Show standard NCDOT 10'X70' sight distance triangles at subdivision intersections.
