WARRANTY DEED

THIS DEED, made this 19 711�-�day of February, 2019, by and between SGAANS, LLC,
a North Carolina limited liability company, hereinafter called the Grantor, and P & P
ENTERPRISES , LLC, a North Carolina limited liablity company, hereinafter called the
Grantee. The designation Grantor and Grantee as used herein shall include said parties, its heirs,
successors, and assigns, and shall include singular, plural, masculine, feminine or neuter as required
by context.
WITNESSETH:
NOW THEREFORE the said Grantor, for a valuable consideration paid by the Grantees, the
receipt of which is hereby acknowledged, have granted, bargained, sold and conveyed, and, by these
presents, does hereby grant, bargain, sell and convey, unto the said Grantees, its heirs, successors and
assigns, in fee simple, all that certain lot or parcel of land situated in County of New Hanover, North
Carolina, and more particularly described as follows:
BEING ALL OF THAT PROPERTY SHOWN ON EXHIBIT "A" WHICH IS
HERETO ATTACHED AND INCORPORATED BY REFERENCE.
Together with all and singular the tenements, hereditament and appurtenances thereunto
belonging, or in anywise appertaining.

and the terms of the submitter agreement with the New Hanover county Register of Deeds.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee that Grantor are seized of a portion of the
premises in fee simple and have the right to convey the same in fee simple, that title is marketable
and free and clear of all encumbrances, except unpaid ad valorem taxes not currently due, any
easements or restrictions of record applicable to the property, any governmental or ordinances or
building codes applicable to the property, if any, and that Grantor will WARRANT and DEFEND
the title against the lawful claims of all persons whomsoever except for exceptions herein stated.

Official Plan of Castle Hayne Town sites recorded on the map of same in Book 48 at Page 150
of the New Hanover County Registry and being the same property conveyed to James W.
Wilson and wife, Margaret E. Wilson by deeds recorded in Book 359 at Page 71, in Book 368
at Page 446, and Book 579 at Page 639 of the New Hanover County Registry.
SUBJECT to restrictive covenants of record, if any, easements for utility services of record,
zoning and/or subdivision ordinances and regulations, and 2019 ad valorem taxes for New
Hanover County.
