Proposed use is 12,000 sf office and warehouse space, use is permitted by-right in this zoning district. 2. UDO Section 5.1, Parking and Loading a. The site data table lists offices as part of the uses for this development. b. Offices require 2.5 parking spaces / 1,000 sf i. How much of the buildings will be used for office space? Please illustrate or note on site plans. c. This may result in an increase of parking required, since the parking was calculated based on warehousing uses, which only require 1.5 spaces / 1,000 sf d. Recommend rotating the 9’ width measurement for the parking space typ 90° clockwise so it aligns with the other measurements on the sheet. e. Are loading bays proposed for this development? Please show sight triangles on the landscape plan and ensure there are no plantings in the triangle. 4. UDO Section 5.3, Tree Retention a. Several of the trees on site will require a Tree Removal Permit to remove, please apply for a Tree Removal Permit. b. Please reference UDO Section 5.3 for Tree Retention Standards. 5. UDO Section 5.4, Landscaping and Buffering a. Please detail on a landscape plan the types and number of trees/shrubs in the street yard. i. Given the 10’ drainage and utility easement that goes across the “front” of the site, please clarify if street yard can be planted in that easement. b. Foundation plantings look good. c. Please detail parking lot landscaping. d. Please confirm that 15 trees are being planted or retained per acre on the site. e. Please detail dumpster screening. 6. UDO Section 5.5, Lighting a. Is any new lighting proposed for the site? b. Please note that with the latest update to the UDO, a lighting plan is not required at time of TRC approval. See below excerpt from Section 5.5.3: i. Information about the exterior lighting for the site that demonstrates compliance with the standards in this section shall be submitted in conjunction with an application for site plan approval (Section 10.3.6, Site Plan) or zoning compliance approval (Section 10.3.8, Zoning Compliance Approval), whichever comes first, approved no later than at time of construction plan approval. c. If there is new lighting proposed for the site, please send over lighting plan when available for review and approval. 7. UDO Section 5.6, Signs a. Property was rezoned to a Conditional R-5 district on September 5, 2023 for a maximum of 46 dwelling units consisting of a mix of single family and attached dwelling units. b.
