NCDOT wanted us to align with the concrete plant’s southernmost driveway, so our entry road to the apartments shifted and caused stormwater and buildings to shift slightly. Understanding the conditions and the client’s desire to buffer as much as possible between the roads and the buildings, we created a larger buffer specifically at the concrete and paver plant locations (corner at Blue Clay and all along Holly Shelter) . The client shifted around units within the design to better cluster and create the buffer from industrial. We have 240 (was 243) units now in 12-unit, 24-unit, and 36-unit buildings. The stormwater pond adjusted to preserve tree buffer and accommodate the shifted entry road. Overall, these changes appear to constitute minor modifications and are part of the design process as projects move forward, but we wanted to check in with you as we gear up for a TRC submittal to you.
