HomeMy WebLinkAboutSolomon Towers Site EligibilitySOLOMON TOWERS │ Site/Eligibility Criteria • Evidence of appropriate zoning for proposed project, if applicable o The property is an existing public housing development and meets current zoning requirements. • Technical Review Committee approval including preliminary plat or site plan approval, if applicable o Given the property is an existing public housing development and no material site work is currently included in the property’s rehabilitation scope, the Applicant does not anticipate any preliminary plat or site plan approval shall be required; however, should such approvals be required, the Applicant stands ready to complete the required approval process. • Evidence the site is not impacted by environmental problems such as a brownfield and flood hazard, if applicable o The Applicant, as part of its redevelopment of the Property, will engage an environmental consultant to complete a Phase I ESA (and a Phase II if required) to confirm there are no recognized environmental conditions (RECs) and, if RECs are identified, that they are addressed during the redevelopment. At this point in time, the Applicant anticipates that some minor remediation of asbestos and/or lead based paint may be required given the age of the property and has included the cost to remediate these items in its development budget.
