Good morning Rob and Zach – Attached is the updated layout. Sorry this is coming in so late-we were working
incorporate some of the TRC comments. Not all TRC comments are addressed on this draft, but this does reflect the
actual subdivision plat boundary and required adjustments to the NE corner of the site (townhome area).

Thanks for the after hours feedback! We will want to discuss the sidewalks during the meeting; our goal was to provide
them on both sides, they were only removed to try and meet impervious requirements but we may be able to add them
back in after checking impervious with the revised layout that we will send over today.
Megan or I will follow up soon with the revised PDF.

Good afternoon,
That requirement is for sidewalks on public or private roads. That would not apply internally to the apartment complex
since those drive and parking areas are not typically “roads.” Those areas for the townhomes appear to be more like
private roads based on our review.
That left side of Seaforth Drive can be left off for now since the future commercial development will likely be the ones to
install sidewalk along their frontage.
That other comment from Fire is part of their new standardized comments. That one means submitting the TRC
comments with the other application materials when the project is going through building and fire permit review after
TRC approval.

Good morning Rob – We just received confirmation that the boundary provided to us for the Nexus Whiskey Branch is
not consistent with the approved subdivision boundary and the developer wants to revise our site rather than submit a
new subdivision plan. A markup is attached with showing the boundary we need to use in purple and the expected
revisions which are likely to result in 2 fewer townhome units and a slight rearrangement of the buildings/drive
aisles. We should be able to have this updated in CAD early next week, before the TRC review. I know our client would
like to stay on the agenda and I think we could still benefit from the comments/review meeting while knowing we
have more changes, but want to make sure you are aware and that you agree.

I do want to clarify we should have trimmed the development area to match the plat (attached). The snip below shows
a blue line that should be the limits of the project, west of this line should not be shaded.
Our utility plan still needs cleanup and detail but hoping we can still get some additional feedback from CFPUA.

That sounds like a plan, generally speaking after the initial tree removal permit we anticipate there may be additional
changes due to engineering and site design requirements. We can either amend the existing permit or issue a separate
follow-up permit, depending on the scope and scale of the changes but the process is the same in either scenario.

Thanks Robert. We will have additional impacts beyond what was approved on this permit so I assume that would have
to be approved through a new permit. We likely won’t have the plans ready for the tree removal permit by COB today,
but our LA did complete the tree remaining and removal calcs based on the trees remaining on the site for the additional
impacts associated with our project. Hopefully between showing this progress and knowing most of the clearing was
previously approved, we can keep this moving with the TRC process while finalizing the permit.
Megan or I will follow up with a link to the submittal documents later this afternoon.

Good afternoon,
I found the tree removal permit from 2021, it was for the overall Whiskey Branch development. At that time the permit
was for the removal of 1393 inches of Significant trees which would require mitigation of 2786 inches.
The permit stated the preferred mitigation was preservation of existing trees to meet the mitigation requirement.
Since there is already a tree removal permit issued for the project, those pages showing the proposed mitigation would
work for the TRC submittal.

Good morning, and thanks for the confirmation, Robert. Attached are a few sheets that I pulled from the approved
SWM plans for the overall subdivision showing the trees to be removed along with mitigation calcs. Are you able to
confirm if a tree removal permit was included with the overall Whiskey Branch plan?
I do see areas noted in red on the removal plans that show trees to remain on the site. I am assuming that any impact to
these trees would require a permit regardless of whether or not the overall subdivision has a permit for the trees shown
for removal on this 2022 plan. It does seem that there is remaining credit before mitigation would be required (2,855
credit inches remaining) if I am reading the calculations correctly.

Electronic submittal would be great, we’re transitioning away from hard copies, we’ll be updating those applications first
of the year. Wednesday, November 1st is the next application deadline. Complete applications received by that deadline
will be held virtually through Teams on Wednesday, December 6th at 2:00 PM.
The only other thing we typically receive with the TRC submission is the tree removal permit application and tree survey.

I am preparing a Major Site Plan application for the above referenced project and wanted to clarify the submittal items
ahead of time. We intent to submit the major site plan application/checklist along with a site plan and landscaping plan
set with the checklist items included. We will also provide a transmittal letter describing the documents provided. Are
there any other pertinent documents I should expect to include? Additionally, can you confirm the deadline being next
Wednesday 11/1/23 for TRC submission? Lastly, I noticed the application requests PDF copies and hard copies of the
submittal items; would an e-submittal suffice at this time? Please advise.
