License No. PE050654 NOVEMBER 1, 2024 Chick-Fil-A Monkey Junction FSU# 01305 2 | P a g e Narrative Statement This project, located at 5106 College Road Wilmington, North Carolina, will consist of drive-thru, parking, and striping modifications as well as addition of a dual outdoor meal delivery canopy for the existing Chick-Fil-A restaurant. The north and west sides of the site are bounded by outparcels. The south side of the site is bounded by the primary entrance to the Lowe’s Home Improvement & Wal-Mart Supercenter overall development. The east side of the site is bounded by College Road. Stormwater for the additional proposed impervious area will be routed through existing facilities that have been modeled previously. No stormwater calculations have been done with this addition to the site. On-site improvements are proposed to add 1,928 SF (0.044 AC) of additional built-upon area without changing any drainage patterns or altering any drainage structures. The existing master permit (#SW8 001130) allows for up to 45,576 SF of built-upon area on the proposed Chick-Fil-A site. The existing outparcel permit (#SW8 011004) approved 40,758 SF of development. The proposed addition, as well as a 2020 site development project, brings the built-upon area up to 45,093 SF. The proposed built-upon area is below the maximum allowable for the proposed Chick-Fil-A site from the existing master permit. Off-site improvements on the west adjacent outparcel (5108 College Road Wilmington, North Carolina) are proposed to add 127 SF (0.003 ac) additional impervious area without changing any drainage patterns or altering any drainage structures. The existing master permit (#SW8 001130) allows for up to 34,326 SF of built-upon area on the west adjacent outparcel. The existing outparcel permit (#SW8 011206) approved 32,221 SF of development. The proposed addition brings the built-upon area up to 32,348SF. The proposed built-upon area is below the maximum allowable for the west adjacent outparcel from the existing master permit.
