Dear Ms. Cheeves: The WMPO, NCDOT, and New Hanover County staffs have reviewed the Marsh Oaks TIA (sealed May 18, 2022) and based on the information provided and conversations held to date, it is our understanding that the proposed development has a build out year of 2023 and will consist of: o ITE Land Use Code 720 – 10,200 SF of Medical-Dental Office o ITE Land Use Code 822 – 6,300 SF of Strip Retail Plaza (<40ksf) o ITE Land Use Code 932 – 2,400 SF of High-Turnover (Sit-Down) Restaurant The following improvements are required of the developer: US 17 at Mendenhall Drive/Marsh Oaks Drive (full movement signalized intersection) o No improvements are required US 17 at Hays Lane/Commercial Driveway (full movement signalized intersection) o No improvements are required Marsh Oaks Drive at Amberleigh Shores Driveway/Primrose Site Drive 2 • Provide an exclusive eastbound left turn lane with 75 feet of storage, 50 feet of full width deceleration, and 50 feet of taper • Construct Site Drive 2 with one ingress and one egress lane and an internal protected stem of 100 feet, measured from the right-of-way line. • Install stop controls on the southbound approach
