Dear Mr. Guy:
The WMPO, NCDOT, and New Hanover County staffs have reviewed the River Bluffs TIA (sealed January 13, 2022) and based on the information provided and the after review of the submitted analysis, it is our understanding that the proposed development has a build out year of 2024 and will consist of:
• ITE Land Use Code 210 – Single family detached – 343 DU The following improvements are required of the developer:
SR 1322 (N Kerr Avenue) at NC 133 (Castle Hayne Road)
• Extend the existing westbound thru lane on SR 1322 (N Kerr Ave) to provide 550 feet of storage, 50 feet of full width deceleration and 100 feet of taper SR 1332 (Chair Road) at NC 133 (Castle Hayne Road)
• Install traffic signal and provide necessary equipment for coordination along NC 133
• Construct a southbound right turn lane on NC 133 (Castle Hayne Road) with 100 feet of storage, 50 feet of full width deceleration and 100 feet of taper NC 133 (Castle Hayne Road) at I-140 EB Ramps
• Provide signal coordination NC 133 (Castle Hayne Road) at I-140 WB Ramps/Centennial Drive
• Provide signal coordination
