WARRANTY DEED
THIS DEED, made this ;02aday of March, 2017, by and between ROBERT JAMES
TWIGG and wife, MONICA RIVENBARK TWIGG, Grantors, and W & K INVESTMENTS,
LLC, a North Carolina limited liability company, Grantee. The designation Grantors and Grantee
as used herein shall include said parties, their heirs, successors, and assigns, and shall include
singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH:
THAT the Grantors, for a valuable consideration paid by the Grantee, the receipt of which
is hereby acknowledged, have granted, bargained, sold and conveyed and by these presents do hereby
grant, bargain, sell and convey unto the said Grantee, its heirs and assigns, all that certain lot or
parcel of land situated in the City of Wilmington, County of New Hanover and State of North
Carolina, and more particularly described as follows:
SEE EXHIBIT "A" ATTACHED HERETO AND INCORPORATED AND AS
IF FULLY SET FORTH HEREIN.
SUBJECT to that certain Deed of Trust dated January 14, 2004, from Robert James Twigg
and wife, Monica Rivenbark Twigg, to Fuss & Fairley, P.C., Trustee, for Samuel F. Rivenbark Sr.,
and Elizabeth B.. Rivenbark, in the original amount of $550,000.00, recorded in Book 4640 at Pages
144-148, which Deed of Trust and the indebtedness secured thereby is assumed by Grantees by
acceptance of this Deed.
Together with all and singular the tenements, hereditaments and appurtenances thereunto
belonging, or in anywise appertaining.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee.
And the Grantors covenants with the Grantee that Grantors are seized of the premises in fee
simple and have the right to convey the same in fee simple, that title is marketable and free and clear
of all encumbrances, except unpaid ad valorem taxes not currently due, any easements or restrictions
of record applicable to the property, any governmental or ordinances or building codes applicable
to the property, if any, and that Grantors will WARRANT and DEFEND the title against the lawful
claims of all persons whomsoever except for exceptions herein stated.
