HomeMy WebLinkAboutTIA Approval Letter March 25, 2025 Mr. Dylan Coley, PE DAVENPORT 4600 Marriott Drive, Suite 340 Raleigh, NC 27612 RE: Approval with conditions for the Traffic Impact Analysis (TIA) associated with the Rainstorm Solutions development in New Hanover County, NC Dear Mr. Coley, The WMPO has coordinated the review of the Rainstorm Solutions TIA (sealed February 25, 2025) by NCDOT and New Hanover County Staff. Based on the information provided and conversations held to date, it is our understanding that the proposed development will be built in 2026 and will consist of:  ITE LUC 180 Specialty Trade Contractor – 20,650 square feet  ITE LUC 822 Strip Retail Plaza – 13,500 square feet  ITE LUC 932 High Turnover (sit down) Restaurant - 4,500 square feet The following improvements are required for this development: NC 133 (Castle Hayne Road) at Site Access/Swartville Road (Existing Unsignalized Intersection)  Construct a southbound right turn lane on NC 133 (Castle Hayne Rd) with 75 feet of storage and appropriate deceleration and taper lengths.  Construct the Site Access (eastbound approach) with one ingress lane and two egress lanes, configured as a shared left-thru lane and an exclusive right turn lane each with 75 feet of storage.  Provide an internal protected stem length of 75 feet, as measured from the right-of-way line.  Provide stop control for the eastbound approach. If changes are made to the proposed site driveways and/or land uses, the current trip distribution may need to be modified and would require a revised Traffic Impact Analysis to be submitted for review by the NCDOT, WMPO, and New Hanover County, in which instance this approval would become null and void. A copy of this TIA approval shall be included with any NCDOT driveway permit application. All applicable NCDOT and New Hanover County technical standards and policies shall apply.
