HomeMy WebLinkAboutIronwood Approved Scope October 29, 2021 Mr. Don Bennett, PE DAVENPORT 5917 Oleander Drive, Suite 206 Wilmington, NC 28403 RE: Scope approval for the Traffic Impact Analysis (TIA) associated with the proposed Ironwood residential development in New Hanover County, NC (adjacent to Tarin Woods II) Dear Mr. Bennett, Based on the information provided and conversations held to date, it is our understanding that the proposed development will consist of: • ITE Land Use Code 210 – Single Family Detached Housing – 125 DU • ITE Land Use Code 220 – Multi-family residential (low-rise) – 241 DU The project is proposed in three (3) phases, with build out years of 2023 (Phase 1), 2024 (Phase 2) and 2026 (Phase 3). Below please find the scope to be used for the Traffic Impact Analysis: 1. Data Collection - Analysis Parameters: a) Study Intersections i. For existing intersections, provide turning movement counts for weekday AM (7:00am-9:00am) and afternoon PM (4:00pm-6:00pm) travel periods, signal timing (if applicable), and lane geometry. • US 421 (Carolina Beach Road) at southbound to northbound U-Turn near Rosa Parks Lane • US 421 (Carolina Beach Road) at Sanders Road • US 421 (Carolina Beach Road) at Beau Rivage Marketplace driveway (Harris Teeter) • US 421 (Carolina Beach Road) at Manassas Drive/Sharks Eye Lane • Manassas Drive at Shiloh Drive • Myrtle Grove Road at Lieutenant Conglenton Road • US 421 (Carolina Beach Road) and site access north of Rosa Parks – RI/RO • US 421 (Carolina Beach Road) and site access south of Tregembo Animal Park – egress only Ironwood residential development Traffic Impact Analysis (TIA) scope Page 2 of 3 b) Site Trip Generation, Site Trip Distribution and Background Traffic Assumptions i. Final Report Submittal: a) Completed TIA Application b) Signed and sealed by a NC Professional Engineer c) Electronic copies to include PDF of TIA, appendices and original Synchro analysis and output files 4. Notes: a) This scope shall remain valid for three months from the date of this letter. b) Please note that if any changes occur (including but not limited to: land use, intensity, signal phasing, and/or site access) additional analysis may be required.
