Subject: Commercial Site Plan TRC Approval – 84 Lumber Warehouse Expansion – 1700 Hall Drive
The approved TRC plan consists of 1 building that is 50,000 sq ft for Warehouse use sitting on 9.37 acres of land located at 1700 Hall Drive, Wilmington, 28405. (PID# R04200-001-025-000).
This approval is valid for two years unless a building permit application for all or a portion of the project is submitted to the County. The approved preliminary plan is enclosed.
Please note the project may be subject to additional regulations of the County’s development ordinances. In addition, this approval does not relieve the applicant from any law, regulation,
or requirement of any other federal, state, or local government or regulatory agency. The provided parking demand study has been approved by County staff on 5/13/2025. Please note:
if land use changes in the future, additional parking may be required.
Approval of this plan allows for construction plans to be submitted in COAST for the subject project. Applicants must consult with New Hanover County Engineering on any required land
disturbance and stormwater permits and CFPUA on utility permits. A tree removal permit is required before any regulated trees are removed from the site. Construction plans must also
be approved through the building and zoning permit review process before any work is started.
