Subject: Commercial Site Plan Conditional TRC Approval – Castle Creek Warehouses – 2700 Castle
Creek Lane
The subject Commercial Site Plan has been conditionally approved by the Technical Review Committee
(TRC). The approved plan consists of 17 buildings, with 81,300 sq ft of warehousing and 10,200 sq ft of
general office space on 16.09 acres of land (12 acres of disturbance) located at 2700 Castle Creek Lane
(PID# R03300-002-001-000, R03300-002-001-002 & R03300-002-008-000).
This approval is valid for two years unless a building permit application or other substantial improvement
for all or a portion of the project is submitted to the County. The approved plan is attached.
**Condition**:
1. Per page 3 of the approved site plans, “84 existing trees (2” minimum caliper) shall be inventoried
around the site perimeter or planted onsite” will fulfill the remaining landscaping requirements that
15 trees be planted or retained on site per acre disturbed. This survey will be required to be
submitted to New Hanover County Planning Staff prior to Certificate of Occupancy (CO) being
granted by the Building Safety Department.
Please note the project may be subject to additional regulations of the County’s development ordinances. In
addition, this approval does not relieve the applicant from any law, regulation, or requirement of any other
federal, state, or local government or regulatory agency.
Approval of this plan allows for construction plans to be submitted in COAST for the subject project.
Applicants must consult with New Hanover County Engineering on any required land disturbance and
stormwater permits and CFPUA on utility permits. A tree removal permit is required before any regulated
trees are removed from the site. Construction plans must also be approved through the building and zoning
permit review process before any work is started.
