HomeMy WebLinkAboutTIA Approval Letter May 20, 2025 Mr. BenJetta Johnson, PE, PTOE NV5 Engineers + Consultants, Inc. 3300 Regency Parkway, Suite 100 Raleigh, NC 27518 RE: Approval with conditions for the Traffic Impact Analysis (TIA) associated with the Cape Fear Race Trac development in New Hanover County, North Carolina Dear Mr. Johnson, The WMPO has coordinated the review of the Cape Fear Race Trac Development TIA (sealed February 26, 2025) by NCDOT and New Hanover County Staff. Based on the information provided and conversations held to date, it is our understanding that the proposed development will be built in 2025 and will consist of:  ITE LUC 945 Convenience Store with Gas Station – 20 VFP The following improvements are required for this development: US 421 at Site Access D1 (proposed unsignalized right-in/right-out driveway)  Construct the eastbound approach (Site Access D1) as a right-in/right-out with one ingress lane and one egress lane.  Provide stop control for the eastbound approach.  Provide an internal protected stem of 100 feet, as measured from the right-of-way line. US 421 at Existing Driveway/Site Access D2 (proposed unsignalized full movement driveway)  Construct the eastbound approach (Site Access D2) with one ingress lane and two egress lanes, striped as a continuous shared thru/right lane and an exclusive left turn lane with 125 feet of full width storage and appropriate deceleration and taper lengths.  Signalize the intersection.  Provide an internal protected stem of 125 feet, as measured from the right-of-way line.  Restripe the existing northbound two-way left turn lane on US 421 to provide 125 feet of full width storage. Approval with Conditions for the RaceTrac Cape Fear Traffic Impact Analysis – New Hanover Page 2 of 2 If changes are made to the proposed site driveways and/or land uses, the current trip distribution may need to be modified and would require a revised Traffic Impact Analysis to be submitted for review by the NCDOT, WMPO, and New Hanover County, in which instance this approval would become null and void. The applicant is required to obtain all applicable New Hanover County and NCDOT permits for access to the road network. A copy of this TIA approval shall be included with any NCDOT driveway permit application. All applicable NCDOT and New Hanover County technical standards and policies shall apply.
