Julian,
See attached PDF per our phone conversation earlier today. There is a total of 54,153 sf (1.24 acres) of Tidal Marsh (TM)
soil on the site per the MRCS Soil Survey. Our preliminary plan listed a total of 15,014 sf (0.34 acres) of permanent and
temporary wetland impacts. The site area is 1,247,846 sf (28.65 acres). Subtracting the total Tidal Marsh area and the
total permanent and temporary wetland impact areas from the site area results in 1,178,679 sf (27.06 acres). At 2.5
units per acre, the result would be 67.65 units. Let me know if this is the correct/acceptable way to calculate the
allowed density for this project. If it is, then would 68 units be allowed (assuming we could find a place for another
unit)?
Also, the developer currently plans to phase the development of Phase 3 into two phases (Sections A & B). In the future
when a map is recorded of Section A to show the townhome unit footprints as lots and to show easements, would
calculations of the area have to show that Section A meets the density limit and open space requirement on its own? If
yes, we can just switch enough of Section B area to Section A area, correct?

Regarding Planning Comment #11, "Please note the density regulations for Performance Residential Developments, per
section 3.1.3.D.2...", is The Village at Mott's Landing, Phase 3 allowed the 67 units shown on the previously approved
General Development Plan? Do we need to provide an allowed density calculation? If yes, I have the following
quest ns,
I subtract the COD -Brackish Marsh area from the gross tract area before multiplying by 2.5 units/acre, correct?
The existing wetland line is the edge of Class IV soils, therefore I subtract only the wetland (Class IV soils) area
that will be permanently impacted (filled) from the gross tract area before multiplying by 2.5 units acre, correct?
Adjusting the COD -Swamp Forest line does not affect the density calculation, correct?
Wetland (Class IV soils) area that are only temporarily impacted do not have to be subtracted from the gross
tract area before calculating the density, correct?

A Preliminary Plan submittal for The Village at Mott's Landing, Phase 3 was uploaded to
COAST on Tuesday, February 28, 2023. The original application, $300 application fee,
three hard copies of the preliminary plan, and a hard copy of the previously approved
General Development Plan for The Village at Mott's Landing are provided. PDFs of the
above mentioned items were uploaded to COAST.
