Planning:
Comment: Please correct zoning to CZD RMF-L, CZD B-2 on sheet 1 and sheet 5
Response: Zoning has been updated on both sheets.
Comment: Please include the conditions approved with the rezoning of the property on the plan. These can be
included in a note.
Response: Note with the conditions has been added to overall site plan sheet.
Comment: Please show the location of proposed signs.
Response: Sign locations have been called out on site plan.
Comment: Please show the location of the mail kiosk.
Response: Kiosk is located next to amenity building. Keynote 19 added.
Comment: Please show the location of the proposed dumpsters and provide a detail.
Response: Dumpster located is shown with keynote 14. It’s located adjacent to the storage building.
Comment: Please provide details of the two types of parking spaces shown.
Response: Detail has been added on site plan detail sheet.
Comment: Please provide all NCDOT approvals upon receipt. Please be aware that no building permits will be
issued until NCDOT has issued the driveway permit.
Response: Acknowledged.
Comment: Tree removal permit has been received and is being reviewed.
Response: Acknowledged.
Comment: Please refer to UDO section 5.3 for Tree retention standards.

Comment: Please show the site triangles on the landscape plan.
Response: Sight Triangles added to Southern Charm connection and Carolina Beach Connection.
Comment: Please confirm total square footage of foundation plantings for landscaping.
Response: Square footages have been added.
Comment: Foundation plantings are required on the side of the building adjacent to a parking lot.
Response: Added foundation plantings on Left side of apartment building and along sides of amenity building.
Comment: Please provide a lighting plan – approval of the lighting plan is required before site plan approval or
zoning compliance approval whichever comes first. A lighting plan must be provided to illustrate that
street lighting, all exterior lighting, and indoor lighting visible from outside shall be designed and located
so that the maximum illumination measured in foot candles at ground level at a lot line. Please refer to
table 5.5.4.B of the UDO
Response: Site has been sent to DUKE Energy for a lighting plan. Will submit plan once we receive it back from
DUKE.

Comment: Before the building permit can be issued, documentation must be provided to illustrate that illumination
plan.
Response: Acknowledge
NHC Fire:
Comment: See NHC Fire appendix
Response: Acknowledged, comments have been incorporated.
NHC Engineering:
Comment: A land disturbing and a stormwater permit issued by the County are required for this project in addition
to the State Stormwater permit. Please submit for permits as the design is completed.
Response: Acknowledged, Express request is still processed for a submittal date. NHC SW and EC will be
submitted ASAP.
Comment: How are the SCM operation maintenance requirements planned for the mixed use development?
Response: Will ask owner and have an answer when we submit to NHC Engineering for SW review.
Comment: There doesn’t appear to be adequate outfall from the pond to discharge into the wetlands to the West.
What is the proposed discharge and conveyance path for the proposed pond.
Response: There’s an existing ditch onsite that wasn’t picked up on previous topo. Ditch has been located and
incorporated into existing topography.
NHC Environmental Health:
Comment: Site plan reflects connection to public water. If public water cannot be obtained then well applications
and permits must be submitted and issued. Environmental Health records reflecting a well at 6900
Carolina Beach Road. This well must be located, identified and protected during demolition and
construction. Well must be properly abandoned by a certified well driller if not used for irrigation.
Response: NC AQUA is proposed supplier of water for the site.
NHC Addressing:
Comment: One Street name is required.
Response: Street Names have been approved by NHC.
Comment: Each apartment building will need a building address along with unit addresses.
Response: Acknowledged
Comment: Each storage unit will need an address.
Response: Acknowledged, once design of building is completed will send for addressing of units.
Comment: Please contact me for address following TRC approval.

CFPUA:
Comment: This project will have NC Aqua water and sewer.
Response: Acknowledged
ACOE:
Comment: The line on the western side of the parcel is the wetlands line, it’s just not labeled. There does not
appear to be any wetlands impacts therefore the CORPS may not require a permit.
Response: Acknowledged
WMPO:
Comment: Show curb rams with ADA detectable warning pads on the plan sheet.
Response: Curb ramps with warning pads have been added to plan sheet, keynote 20
Comment: Provide MUTCO compliant pavement markings or signage that indicates one-way circulation.
Response: Signage and pavement markings have been added to plan.
Comment: Revise parking stall locations to remove conflicts for the intersection. It is not recommended to allow
drivers to exit parking stalls into an intersection.
Response: Parking stalls have been revised.
Comment: Provide pedestrian access to complete the access route.
Response: Additional sidewalk and ramps have been added.
Comment: Revised the trip generation information on Sheet 5 for ITE 51. It should be 17 daily trips
Response: Trip generation has been revised to 17.
Comment: Provide AASHTO sight Triangles at site access connections in accordance with AASHTO Policy on
Geometric Design of Highways and Streets. No Obstruction can be present in the sight triangles.
Response: AASHTO Sight Triangle added to landscape and site plan.
