Dear Ms. Smith,
Please find enclosed (2) Sets of Plans revised per TRC comment letter dated
7/6/21. Below are our responses to each comment. Please note that we have already
submitted a separate comment response package to New Hanover County Engineering
to address Stormwater Comments.
Planning, Nicole Smith gio-798_7164
Civil plan:
1. We are requesting that the Open Space requirements be reviewed under the September 8,
2020 ordinance.
2. The existing fence at the rear of the property is proposed to be removed and is now
labeled accordingly.
Landscape Plan:
3. To our knowledge, foundation plantings are not required for a townhome project.
4. Fence to be a shadow box style fence. Label has been added to fence on landscape plan.
5. We are showing the buffer being reduced to lo' along part of this property line to allow for
required maintenance of the stormwater facility in accordance with State and New
Hanover County requirements. There has to be a lo' wide area at the top of bank of pond
to allow for maintenance. There is now way to plant a buffer within this area and still
adhere to stormwater requirements.
6. Additional trees are now provided on the landscape plan.
7. None required. Dimensions have been added to adjacent parking lots.
8. The angled parking bay is in compliance with Sec. 5.4.5•C•
9. Disturbed acreage of 6.4 acres is shown on the landscape plan along with the calculation
for 15 trees / disturbed acre.
10. This is now provided on the landscape plan.

Tree Removal Plan:
11. The tree removal permit application and plan was submitted on 3/2/2021.
12. The tree removal permit is being reviewed under the September 8, 2020 ordinance.
13. No trees are proposed to be removed within the streetyard. We have hatched the buffer
area on the tree removal plan sheet. Please note that there are some trees located at the
back of curb which will have be removed.
14. Mitigation is now shown on the landscape plan.
Lighting Plan:
15. Revised lighting plan is enclosed. They have added shields to all the fixtures adjacent to
residential (8 total).
Please review for approval and contact us with any questions, comments or additional
information needed.
