Subject: Parsons Mill Farm- TIA Update
Mr. Dorris,
Per the Development Review Meeting, it was decided/confirmed that a TIA update would be required for the Parsons
Mill Farm development based on the following:
• The TIA is out of date; the TIA was prepared in August 2013 with a Build Year of 2018; the development has only
built approximately 50 homes —15% of the total development.
9 Change of land use — slightly increase trip generation; development proposes 131 townhomes and 223 single
family homes (previously 150 townhomes and 204 SF homes).
• 1-140 is now open into Brunswick County which may potentially affect traffic counts and site trip distribution
The TIA scope may be limited/reduced somewhat from the original 2013 TIA.
