All,
After further discussions, it was decided that a TIA update will NOT be required for this development
since the original driveway permit was for Full Build of development, the land use changes are very
minimal, and full build roadway improvements have been constructed.

Subject: Parsons Mill Farm- TIA Update
Mr. Norris,
Per the Development Review Meeting, it was decided/confirmed that a TIA update would be required
for the Parsons Mill Farm development based on the following:
· The TIA is out of date; the TIA was prepared in August 2013 with a Build Year of 2018; the
development has only built approximately 50 homes ~15% of the total development.
· Change of land use – slightly increase trip generation; development proposes 131 townhomes
and 223 single family homes (previously 150 townhomes and 204 SF homes).
· I-140 is now open into Brunswick County which may potentially affect traffic counts and site trip
distribution
· The TIA scope may be limited/reduced somewhat from the original 2013 TIA.
