The property is owned by Figure 8 Beach HOA, Inc. The project boundary includes approximately 6.7 acres, addressed at 1275 Edgewater Club Road, and is currently zoned Residential (R-15). The proposed rezone would be for Conditional District / Community Business (CZD/CB). The proposal is to develop a land-based operations facility, with an office building and maintenance corral, for the community’s administrative and maintenance staff. A site layout is attached. Your property is located in the proximity, within a 500’ perimeter, of the lot boundary. The meeting is an opportunity for further explanation of the proposal and for questions to be answered concerning project improvements, benefits and impacts. A Conditional Zoning District in New Hanover County allows particular uses to be established only in accordance with specific standards and conditions pertaining to each individual development project & rezoning petition. Essentially, this means that only the specific use(s) and the proposed site improvements of an approved petition can be developed. The meeting will be held on Tuesday, October 21st, 6:30 p.m., at the Figure Eight Yacht Club, 15 Bridge Road. Please give your name at the Security Gate, prior to the bridge, and they will provide limited access and directions.
