(ascheib@hdsilm.com) From: Zach Dickerson, Senior Planner Date: November 19, 2025 Subject: Commercial Site Plan TRC Approval – Faith Community Church – 6910 Sidbury Road The subject Commercial Site Plan has been approved by the Technical Review Committee (TRC). The site is approved for the following use defined by the Unified Development Ordinance (UDO): The proposed use is Religious Assembly. The UDO defines Religious Assembly as, “A facility or area for people to gather together for public worship, religious training, or other religious activities including a church, temple, mosque, synagogue, convent, monastery, or other structure, together with its accessory structure(s), including a parsonage or rectory. This use does not include home meetings or other religious activities conducted in and ancillary to a privately occupied residence. Accessory uses may include meeting rooms and childcare provided for persons while they are attending assembly functions. Schools and other childcare services are not accessory uses and shall require approval as separate principal uses. The approved plan consists of one 17,709 square foot sanctuary building and a basketball court on 8.89 acres of land located at 6910 Sidbury Road (PID# R01900-002-001-000.). The approved site plan is attached. This approval is valid for two years unless a building permit application or evidence of another substantial improvement for all or a portion of the project is submitted to the County. If the TRC approval expires it will require a new application that will subject the project to all development standards in effect at the time of the new application. The TRC Commercial Preliminary Plan Approval allows the project to move forward with the next step in the development process. The project may be subject to additional regulations of the County’s development ordinances and applicants are responsible for obtaining all applicable permits and approvals under any law, regulation, or requirement of any other federal, state, or local government or regulatory agency. This includes but is not limited to: • Wetland permits through the Army Corps of Engineers Commercial Site Plan TRC Approval – 6910 Sidbury Road – Faith Community Church Page 2 of 2 • A Tree Removal Permit from New Hanover County Planning & Land Use. • A lighting plan approved by New Hanover County Planning & Land Use meeting the requirements of Section 5.5. • A sign permit through COAST for any signs on site. • New Hanover County Engineering for any required land disturbance and stormwater permits. • CFPUA on water and sewer utility permits and approvals. • NCDOT Driveway Permit. • Construction permits and a Zoning Compliance permit. Any changes to the approved plan, use, or incidental and accessory uses must be reviewed by and receive written approval from New Hanover County Planning. Changes to the approved plan without approval is considered a violation of the New Hanover County Unified Development Ordinance. Violations may be subject to fines or legal action to ensure compliance with required development standards and process.
