HomeMy WebLinkAboutTIA Approval September 20, 2022 REVISED October 3, 2022 Mr. Jeff Hochanadel, PE, PTOE Timmons Group 5410 Trinity Road, Suite 102 Raleigh, NC 27607 RE: REVISED Approval with conditions for the Traffic Impact Analysis (TIA) associated with the proposed Lake Pointe residential development in Castle Hayne (New Hanover County). The WMPO, NCDOT, and New Hanover County staffs have reviewed the Lake Pointe TIA (sealed July 25, 2022) and based on the revised information provided below and conversations held to date, it is our understanding that the proposed development has a build out year of 2025 and will consist of: • ITE Land Use Code 220 – Multi-family (low-rise) residential apartments – 300 DU 163 DU • ITE Land Use Code 210 – Single family detached – 70 DU The following improvements are required of the developer: SR 1002 (Holly Shelter Road) and SR 2181 (Old Dairy Farm Road)/Driveway • No improvements are required. SR 2181 (Old Dairy Farm Road) and SR 1336 (Sidbury Road) • No improvements are required. SR 2181 (Old Dairy Farm Road) and SR 2180 (Blue Clay Road)/Site Access 1 • Construct Site Access 1 with an internal protected stem of 100 feet measured from the right-of-way line and one ingress and one egress lane. • Provide stop control for westbound approach. • Construct a northbound right turn lane on SR 2181 (Old Dairy Farm Road) with 50 feet of storage, 50 feet of full-width deceleration and appropriate taper. SR 2181 (Old Dairy Farm Road) and Site Access 2 • Construct Site Access 2 with an internal protected stem of 100 feet measured from the right-of-way line and one ingress and one egress lane. • Provide stop control for westbound approach.
