RE: Approval letter with conditions for the Traffic Impact Analysis (TIA) associated with the proposed
Lee Hills residential development in New Hanover County, NC
Dear Ms. Cheeves:
The WMPO, NCDOT, and New Hanover County staffs have reviewed the Lee Hills residential development TIA
dated October 15, 2021. This development has a build out year of 2022 and will consist of:
• ITE Land Use Code 210 – Single Family Housing (219 Dwelling Units)
Based on review of the analysis provided in the TIA report, the following improvements are required by the developer: SR 1336 (Sidbury Road) at SR 1318 (Blue Clay Road)
o No improvements are required. US 17 (Market Street) at SR 1336 (Sidbury Road)
o No improvements are required.
US 17 (Market Street) at SR 1571 (Scotts Hill Loop Road) (south)
o No improvements are required.
SR 1336 (Sidbury Road) at Site Access Drive
• Construct the eastbound approach with one ingress lane and one egress lane.
• Provide stop control for the eastbound approach and minimum internal protected stem of 100 feet.
• Provide an exclusive northbound left turn lane with 75 feet of full width storage, 50 feet of
deceleration, and 200 feet of taper.

If changes are made to the proposed site driveways and/or use, the current trip distribution may need to be
modified and would require a revised Traffic Impact Analysis to be submitted for review by the NCDOT, WMPO,
and New Hanover County in which case, this approval would become null and void.
The applicant is required to obtain all applicable New Hanover County and NCDOT permits for access to the
road network. All applicable NCDOT and New Hanover County technical standards and policies shall apply.
