The approved plan consists of 49 single-family, attached dwelling units on 7.63 acres of land located at 147 Brentwood Drive (PID# R04110-005-008-000.). This approval is valid for two years unless a building permit application for all or a portion of the project is submitted to the County. The approved preliminary plan is enclosed. List any approved rezoning conditions. Ex: The site was rezoned to (CZD) R-5 on January 9, 2023 under rezoning case Z22-22. The site has the following three (3) zoning conditions: 1. Improvements will be made to existing drainage system within NCDOT right-of-way for completion of infrastructure improvements for the development in accordance with the standards and requirements of NCDOT and New Hanover County Engineering. 2. If the right-of-way offered for public dedication on the site plan is not accepted as a public right-of-way by the NCDOT, then the owner shall establish a perpetual arrangement for maintenance of the same by the owner of said right-of-way, via deed restriction or the like. 3. Access to the mail kiosk shall meet all ADA and accessibility requirements, and one visiting parking space located in front of or in close proximity to the mail kiosk may be removed to accommodate this. The TRC Commercial Preliminary Plan Approval allows the project to move forward with the next step in the development process. The project may be subject to additional regulations of the County’s development ordinances and applicants are responsible for obtaining all applicable permits and Major Subdivision Preliminary Plan TRC Approval – 147 Brentwood Drive – Brentwood Townhomes Page 2 of 2 approvals under any law, regulation, or requirement of any other federal, state, or local government or regulatory agency. This includes but is not limited to: • A Tree Removal Permit from New Hanover County Planning & Land Use. • New Hanover County Engineering for any required land disturbance and stormwater permits. • CFPUA on water and sewer utility permits and approvals. • Construction plans must also be approved through Planning & Land Use and Engineering. Construction plans must be approved prior to full site work taking place on the property.
