The purpose of the zoning petition is to bring the parcel and use into conformity with the current land use regulations. The concept plan accompanying the zoning petition is substantially the existing site conditions, with the addition of 10-12 more parking spaces. The subject property's location along U.S. Hwy. 421 is in the proximity of the residential community it will serve. The proposed future place-type designation of the 2050 Land Use Plan - as "Corridor Commercial" - likewise suggests its appropriateness for providing accessible service destinations along major roadways to meet residents' daily needs without requiring long vehicular trips. Similar uses flank Carolina Beach Road. The existing building and parking areas are unchanged since Beau Rivage was developed back in 1987, and this building served as their marketing center. The proposed limitation of uses and the Conditional District process provide mitigation of impacts to surrounding properties. Adaptive reuse of the existing buildings is a positive asset of any proposal.
