01082014 Jan 8 2014 TRC Agenda Package TECHNICAL REVIEW COMMITTEE AGENDA JANUARY 8, 2014 New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday, January 8, 2014 at 2:00 p.m. in Conference Room 119 (behind the Aquarium), New Hanover County Government Center, 230 Government Center Drive, to review the following preliminary site plan: 2:00 p.m. Item 1: Wilmington Development Division (Conventional Plan) – Request by Paramount Engineering for Wilmington Development Partners to consider the division of 44.68 acres into eight (8) parcels located near the 8100 block of Market Street/US Hwy 17 Business. Wilmington Development Site Plan History  Entire 44.68 acres rezoned by Board of County Commissioners in August, 2013 from B-2 Highway Business and R-15 Residential to CZD (B-2) Conditional Zoning District Highway Business  Approved Master Plan included but not limited to a Wal-Mart Supercenter, several out parcels, multi-use path along Market Street, and Market Street median treatments Site Plan Data  Zoning District CZD (B-2)  Water Service Public (CFPUA)  Sewer Service Public (CFPUA)  Road Designation Public (Hays Lane)  Lots: 8 (excluding Hays Lane)  Acreage: 44.68  Conservation Resources: None (404 wetlands exist)  TIA Recommendations: Approved (April, 2013)  Land Class: Transition Planning Staff Observations  Tract acreage (44.68) is presently owned by the YMCA, NCSECU, and New Hanover Regional Medical Pension Trust. The purpose of the division is to convey the property to the new owners.  NCDOT Driveway Permit application presently under review.  Prior to Final Plat approval, right-of-way dedication, road construction (or posted surety), along with road maintenance agreement will need to be finalized between the County and NCDOT to meet Ordinance access requirements.  A temporary turn-around with signage will be required at the northern terminus of Hays Lane.
