01222014 Jan 22 2014 TRC Agenda PackageTECHNICAL REVIEW COMMITTEE AGENDA JANUARY 22, 2014 New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday, January 22, 2014 at 2:00 p.m. in Conference Room 119 (behind the Aquarium), New Hanover County Government Center, 230 Government Center Drive, to review the following preliminary site plan: 2:00 p.m. Item 1: Wendover South – Phase 2 (Performance Plan) – Request by Pyramid Homes, Inc. to consider the division of 3.91 acres into nine (9) residential lots located near the 7300 block of Darden Road, Middle Sound Community. Wendover South: 2 Site Plan History  None  Section one of the project received final plat approval several months ago for 16 single family lots. Site Plan Data  Zoning District R-15 Residential (2.5 units acre)  Water Service Public (CFPUA)  Sewer Service Public (CFPUA)  Road Designation Public (Craftsman & Bloomington)  Lots: 9 (single family)  Acreage: 3.91  Conservation Resources: None  TIA Recommendations: N/A  Land Class: Watershed Resource Protection Planning Staff Observations  NCDOT Driveway Permit required along with encroachment agreements and construction plan drawings  Conservation resource Pocosin (WPO) exists on site. However, the resource does not qualify for preservation since the soils are not Class IV. (Murville & Leon Class III)  No significant trees exist on site according to the surveyor  Water/Sewer Capacity serving the nine lots will need to be clarified with CFPUA  Several schools in the area are over-capacity  Road inter-connectivity requirements are met
