TECHNICAL REVIEW COMMITTEE AGENDA

New Hanover County’s Technical Review Committee (TRC) will meet on
Wednesday, June 11, 2014 at 2:00 p.m. in Conference Room 119 (behind fish
aquarium), New Hanover County Government Center, 230 Government Center Drive, to
review the following:
2:00 p.m. Item 1: Village at Motts Landing (Revised GDP) – Request by Tripp
Engineering for Aftew Properties to consider a revision to the last
approved General Development Plan (GDP) by annexing additional
property located near the 60 block of Sanders Road.
Background
A General Development Plan (GDP) is basically a master plan that displays more than
150 dwelling units. With a GDP, the applicant has the option of seeking preliminary site
plan approval in two phases.
Phase 1 would involve the limited agency review of the GDP. Phase 1 of the plan would
confer the following rights for a period of five years:
Total number dwelling units
Type of dwelling units
Location of roads
Various types of dwellings, density, and location
Phase 2 would involve the submission of a preliminary plan to TRC for all or a portion of
the GDP with full agency review.
Village at Motts Landing GDP History
In November, 2011, the TRC approved a revision to the GDP in accordance with Section
51.5-2 (8A) of the County’s Zoning Ordinance. The plan conferred a total of 654
dwelling units consisting of 389 single family units, 24 duplexes and 241 townhomes.

near the 60 block of Sanders Road.
Village at Motts Landing Site Plan History
None this phase. Phase 1 was preliminarily approved a few years ago. A number of final
plats within Phase 1 have been recorded with home construction on-going.
