TECHNICAL REVIEW COMMITTEE AGENDA
APRIL 10, 2013
The New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday,
April 10, 2013 at 2:00 p.m. in the Finance Conference Room – 500, New Hanover County
Government Center, 230 Government Center Drive, to discuss the following:
2:00 p.m. Item 1: Woodlake at Lord’s Creek (Performance Plan) – Request by Mark
Bramble with Coterra Woodlake, LLC to consider a pavement width reduction
on Champlain Drive (private road) from 32’ with 2’ valley curb to 20’ of
pavement with 2’ of valley curb while retaining the same right-of-way width. The
project is anchored between Ocean Forest Lakes subdivision to the west and
Lord’s Creek subdivision to the east in southern New Hanover County.
Woodlake Site Plan History
Woodlake was preliminarily re-approved by TRC in May, 2009 for 246 residential single family
lots. Since re-approval, several final plats have received approval by the County. As noted, Mr.
Bramble has requested that the pavement width of Champlain Drive north and south of Ontario
Drive be downsized to 20’ of pavement with 2’ valley curb. A letter and exhibit map from Mr.
Bramble are attached.
Planning Staff Site Plan Observations
Right-of-way width of Champlain Drive will not be affected in accordance with the
County’s private road standards
Gates, obstructions, and parking along the private street network shall be avoided in
accordance with Section 503.4 of the Fire Apparatus Access Standards
