02132013 Feb 13 2013 TRC Agenda Package TECHNICAL REVIEW COMMITTEE AGENDA February 13, 2013 New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday, February 13, 2013 at 2:00 p.m. in the Finance Conference Room – 500, New Hanover County Government Center, 230 Government Center Drive, to discuss the following: 2:00 p.m. Item 1: Deer Crossing - ( Revised Performance Plan) – Request by Tripp Engineering for Wilson Ki to consider preliminary site plan approval of a 20 single family lot division known as Phase 2 and to discuss a future Phase 3 proposal currently existing as Midway mobile home park. The project is located near the 6500 block of Myrtle Grove Road, west side. Project Data  Zoning District: R-15 Residential  Water Service: Public (CFPUA)  Sewer Service: Public (CFPUA)  Road Designation: Private (45’ right-of-way)  Lots: 20 (residential single family)  Acreage: 23.53 (includes acreage phase 3)  LOS: D (unstable traffic flow at peak hours – ’07 data)  Land Class: Watershed Resource Protection Deer Crossing Site Plan History Deer Crossing was preliminarily re-approved by TRC in April, 2008 for 159 residential lots. Since 2008, several final plats have been recorded totaling 119 lots. On and off-site infrastructure improvements have been completed. Preliminary site plan validity expires December 31, 2013. Planning Staff Site Plan Observations  Last plan approval displayed 40 attached townhome units on Oak Haven Drive. Revised plan proposes for Phase 2 displays 20 single family detached units.  Phase 3 shown on site plan as future development is displayed as a mobile home park. No road or lot design is shown for the future site and will need to be reviewed separately from Phase 2. Phases 1,2, & 3 comply with 2.5 units per acre.  Consideration should be given to connecting Oak Haven Drive with Phase 3 future development.  A revised NCDOT Driveway Permit will be required.  Sidewalks are five feet, four feet displayed on plan.
