TECHNICAL REVIEW COMMITTEE AGENDA
NOVEMBER 12, 2014
New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday,
November 12, 2014 at 2:00 p.m. in Conference Room 119 (behind fish aquarium), of
the New Hanover County Government Center located at 230 Government Center Drive to
review the following:
2:00 p.m. Item 1: Village at Motts Landing-2B (Performance Plan) – Request by
Tripp Engineering for AFTEW Properties to consider preliminary site plan
approval of a 89 lot residential development located near the 60 block of
Sanders Road.
Village at Motts Landing History
None for this section– new preliminary site plan. TRC approved a General Development
Plan (GDP) for the entire project for 736 units in June, 2014. To date, a few phases of the
project have received preliminary and final site plan approval with construction presently
on-going.

2:30 p.m. Item 2: Maple Ridge (Revised Performance) – Request by Coastal Site
Design for Savanna Land Company to consider a 30 lot residential
development located near the West Bay Estates neighborhood off the 7500
block of Market Street.
Maple Ridge History
The TRC preliminarily approved a 47 residential lot site plan on the same property in
September, 2013. Since approval by TRC, NCDOT has determined that a larger right-of-
way for Military Cut-Off Extension (U-4751) will be needed necessitating a “down-
sizing” in the number of lots and slight modification of the road design.

3:00 p.m. Item 3: Beau Rivage Apartment Project (Performance) – Request by
Norris and Tunstall for Dominion Land Corporation to consider a
preliminary plan for a 120 unit multifamily residential development
located off of Beau Rivage Drive, as well as an updated Master Plan for
the Beau Rivage project.
Beau Rivage History
The most recent Master Plan that was approved for Beau Rivage was in 2011 and
indicated the areas subject to the current proposal as “Future Development”, but that
Master Plan did not depict the currently proposed apartment project. Planning Staff has
determined that the current apartment project proposal should be considered by the TRC
and an updated Master Plan should be provided.
