06242015 June 24 2015 TRC Agenda PackageJune 24, 2015 TRC Meeting Page 1 of 2 TECHNICAL REVIEW COMMITTEE AGENDA JUNE 24, 2015 The NEW HANOVER COUNTY TECHNICAL REVIEW COMMITTEE (TRC) will meet on Wednesday, June 24, 2015 at 2:00 p.m. in the Lucie Harrell Conference Room (601) of the New Hanover County Government Center located at 230 Government Center Drive to review the following: 2:00 p.m. Item 1: Rockhill Subdivision (Road Re-Designation) – Request by Design Solutions for Envoy Holdings, LLC for TRC to consider a change in the road network designation from “public”AtoA“private.” The project is located near the 1900 block of Rockhill Road, south side. Rockhill Subdivision History  Two year preliminary extension granted by TRC in December, 2014 for 37 residential lots.  Conditions were included to the approved preliminary site plan extension. Planning Staff Observations  The two Private Road certificates will be required.  Road inter-connectivity will not be obstructed/blocked.  Preliminary plan will document that roads are private but for public use.  Language will be included in the HOA docs for road maintenance responsibility. 2:30 p.m. Item 2: Deer Crossing: Phase 3 (Performance Extension) – Request by N&K Incorporated for TRC to consider extending the preliminary site plan validity periodAoneA(1)AyearAinAaccordanceAwithASectionA33AofAtheACounty’sASubdivisionA Ordinance. The residential project is located near the 6500 block of Myrtle Grove Road, west side. June 24, 2015 TRC Meeting Page 2 of 2 Deer Crossing History  TRC preliminarily approved site plan for 159 lots in April, 2008.  TRC preliminarily approved phase 3 in July, 2013 for 39 single family lots. Phase 3 represents the conversion of 20 townhomes to single family lots and 19 additional lots.  Site plans are valid for a period of two (2) years with two (2) separate one (1) year extensions considered by TRC upon developer request.  Developer has requested a one (1) year extension (see attached letter) Project Data  Zoning District: R-15 Residential  Water Service: Public (CFPUA)  Sewer Service: Public (CFPUA)  Road Designation: Private  Lots: 39  Acreage: 15.6  Conservation Resources: None  Land Class: Watershed Resource Protection (adopted 2006 Land Use Plan) Planning Staff Observations  Recommend one year preliminary site plan extension  Conditions to remain from July, 2013 TRC approval
