SEPTEMBER 30, 2015
New Hanover County’s Technical Review Committee (TRC) will meet in special session on Wednesday,
September 30, 2015 at 2:00 p.m. in the Lucie Harrell Conference Room (601) in the New Hanover
County Government Center located at 230 Government Center Drive to review the following:
2:00 p.m. Item 1: Hanover Reserve: Section 3 (Performance Plan) – Request by Norris & Tunstall
for Hanover Land, LLC for TRC to consider a 82 single family lot site plan located near the
southeastern end of Murrayville Road

Hanover Reserve preliminarily approved in June, 2013 for 86 lots
Final plat sections 1, 2, & 3 approved and recorded for 86 lots

Required Conditions Suggested (by Planning staff)
1) A Traffic Impact Analysis (TIA) must be submitted, reviewed, and approved by NCDOT,
WMPO, and Planning staffs. On-site or off-site road improvements must be installed or
bonded prior to final plat approval for all or a portion of the project.
2) No gates, traffic calming devices or on-street parking permitted to allow for emergency
service delivery.
3) Decision on design and development of limited access to Military Cut-Off Extension. NCDOT
construction “lets” scheduled to begin in the Fall 2017.
4) Staff recommends extending Rabbit Hollow Drive as a “public” collector road with future
connection to Murrayville/Crooked Pine Roads.
5) Unduplicated road names will need to be reviewed and approved prior to final plat approval.
6) Sidewalks are displayed as four (4) feet. The ordinance requires five (5) feet.
