New Hanover County's Technical Review Committee (TRC) will meet on Wednesday, January 13, 2016
at 2:00 p.m. in the Lucie Harrell Conference Room (601) in the New Hanover County Government
Center located at 230 Government Center Drive to review the following development projects:
2:00 p.m. Item 1: Tarin Woods 11 (Performance Plan) — Request by Hoosier Daddy, LLC to
consider a 95 lot residential project located near the intersection of Manassas
and Appomattox Drives and north of the Battle Park subdivision.

Recommended Conditions
1) No gates, traffic calming devices or on- street parking permitted unless reviewed and approved
by TRC.
2) A revised NCDOT Driveway Permit & Encroachment agreements may be required at the
Parmele Road street intersections that serve access to the project.
3) Road construction improvements from the project to existing road connections on Creekstone
Lane, Plum Tree Lane, and Saddlebrook Drive required to facilitate road inter - connectivity
requirements prior to final plat approval for all or a portion of the project. Road pavement
from the project abutting the Pope property will be required.
4) All terms /conditions of CD (R -10) approval by the Board of County Commissioners will remain.
5) Approved TIA recommendations will be required. Project build -out expected in 2018.
6) Cluster mailboxes within the project are suggested. Coordination between the applicant and
post office recommended.

At the request of our client, Dominion Land Corporation, we are requesting that the subject
project be granted a two (2) year re- approval. As you will recall, the project was granted a
second extension on March 4, 2015, which extended the current valid approval date to February
25, 2016. Due to market restraints and more recently wet site conditions, the owner needs more
time to complete site improvements. The requested re- approval would extend the valid approval
date to February 25, 2018.
