07122017 July 12 2017 TRC Agenda PackageTECHNICAL REVIEW COMMITTEE AGENDA JULY 12, 2017 New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday, July 12, 2017 at 2:00 p.m. in the Lucie Harrell Conference Room (601), New Hanover County Government Center, 230 Government Center Drive to review the following: 2:00 p.m. Item 1: Myrtle Landing (Entrance Gate) – Request by Jeff Malpass for Tribute Properties for TRC to consider an exit/entry gate near the entrance to Myrtle Landing subdivision. The existing project is located near the 7200 block of Myrtle Grove Road. Myrtle Landing Site Plan History Myrtle Landing was approved as a residential project by the TRC for 148 units in September, 2014. The project included a private road network with road stubs. To date, most of the project has received final plat approval with construction of the units on- going. TRC discussed the entrance gate at their June 7, 2017 meeting and had concerns with the number of units having only one way in and out of the project along with connectivity concerns once the road stubs to adjacent undeveloped properties were developed. Gate Proposal The petitioner has indicated that the entrance gate will be located approximately 234 feet west from the intersection of Myrtle Grove Road and Myrtle Landing Place. The installation of the gate would include widening a portion of the south side of Myrtle Landing Place to accommodate the eastbound lane shift, installation of a small median island for the gate keypad, installation of a vehicle turn-around area, installation of additional sidewalk at the gate, and installation of a pedestrian gate. Gate construction requirements would be in accordance with County Fire Code specifications. If the gate proposal is supported by the TRC, the developer (Tribute Properties) agrees to remove the gate at the Myrtle Landing project if the road stub at Delago Bay Lane is extended to allow for connectivity through adjacent property for direct access to Carolina Beach Road. 2:20 p.m. Item 2: Blendin Meadows (Performance Plan) – Request by Coastal Site Design for Cape Fear Habitat for Humanity for TRC to consider preliminary site plan approval of a 27 lot project located near the 6400 block of Gordon Road, north side. River Breeze Site Plan History Project was originally known as Sans Souci and received preliminary site plan approval by TRC for 85 lots in September, 2007.
