211116 Villages at Battleship Point TIA approval letter November 16, 2021 Mr. Don Bennett, PE DAVENPORT 5917 Oleander Drive, Suite 206 Wilmington, NC 28403 RE: TIA approval letter with conditions for the Villages at Battleship Point Traffic Impact Analysis (TIA) in New Hanover County, NC Dear Mr. Bennett, The WMPO, NCDOT, and New Hanover County staffs have reviewed the Villages at Battleship Point TIA and based on the information provided and conversations held to date, it is our understanding that the proposed development has a build out year of 2028 and will consist of: • ITE Code 222 – Multi-family Housing (High-Rise) – 1,283 DU • ITE Code 310 – Hotel (125 rooms) • ITE Code 820 – General retail (39,000 ft) • ITE Code 925 – Drinking Place (6,000 ft) • ITE Code 931 – Quality Restaurant (4,500 ft) The following improvements are required of the developer: US 74/ US 421 at US 74/NC 133 • No improvements are recommended. US 74/ US 421/NC 133 at NHC Sherriff Firing Range Drive/Point Harbor Road • Intersections shall be designed as right-in/right-out for both NHC Sherriff Firing Range Drive and Point Harbor Road. • Construct a northbound right turn lane with 350 feet of storage, 50 feet of full width deceleration, and 100 feet of taper. • Construct a southbound right turn lane with 500 feet of storage, 50 feet of full width deceleration, and 200 feet of taper. TIA approval letter with conditions for Villages at Battleship Point Traffic Impact Analysis (TIA) Page 2 of 2 If changes are made to the proposed site driveways and/or use, the current trip distribution may need to be modified and would require a revised Traffic Impact Analysis to be submitted for review by the NCDOT, WMPO, and New Hanover County, in which instance this approval would become null and void. The applicant is required to obtain all applicable New Hanover County and NCDOT permits for access to the road network. A copy of this TIA approval shall be included with any NCDOT driveway permit application. All applicable NCDOT and New Hanover County technical standards and policies shall apply.
